Las Unidades de Aprovechamiento son valores homogeneizados resultantes de multiplicar la edificabilidad (E ) de cada uso por el coeficiente de tipolog\u00eda del uso (CH)<\/li>\n<\/ol>\n\n\n\n<p>En el siguiente ejemplo de tres usos; Vivienda Libre (VL), Vivienda Protegida (VPP), Locales Comerciales (LC) se puede seguir f\u00e1cilmente el c\u00e1lculo de las U. A.:<\/p>\n\n\n\n<figure class=\"wp-block-table\"><table class=\"has-fixed-layout\"><tbody><tr><td><strong>TIPO&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/td><td><strong>E&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/td><td><strong>CH&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/td><td><strong>U A = E*CH<\/strong><\/td><\/tr><tr><td>VL&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>1.000&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>1,00&nbsp;&nbsp;&nbsp;<\/td><td>1.000&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><\/tr><tr><td>VPP&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>300&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>0,70&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>210<\/td><\/tr><tr><td>LC&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>100&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>0,90&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/td><td>90<\/td><\/tr><tr><td><strong>TOTALES<\/strong><\/td><td><strong>1.400&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/strong><\/td><td><strong>&nbsp;<\/strong><\/td><td><strong>1.300<\/strong><\/td><\/tr><\/tbody><\/table><\/figure>\n\n\n\n<p>Sobre las U.A. podemos calcular:<\/p>\n\n\n\n<ol style=\"list-style-type:lower-alpha\" class=\"wp-block-list\">\n<li>El porcentaje que le corresponde al Ayuntamiento.<\/li>\n\n\n\n<li>El porcentaje que le corresponde a cada uno de los propietarios del sector, en funci\u00f3n de la superficie aportada, si todo su aprovechamiento lo quiere de un determinado uso y el resto de propietarios est\u00e1n de acuerdo.<\/li>\n<\/ol>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Coeficientes de Homogenizaci\u00f3n<\/strong><\/h2>\n\n\n\n<p>La pregunta clave en este asunto es como se definen los CH, que deber\u00e1n responder en todo caso a valores de mercado.<\/p>\n\n\n\n<p>Los coeficientes de homogeneizaci\u00f3n los suelen definir los redactores del PGOU o los promotores de un determinado sector, al presentar su propuesta de modificaci\u00f3n. Al Uso caracteristico le corresponde un CH = 1. Y el uso caracteristico suele ser el que tiene mas edificabilidad, pero los redactores del Plan pueden adoptar otras consideraciones<\/p>\n\n\n\n<p>Una vez \u201cconvertidos\u201d los diversos aprovechamientos a unidades homogeneizadaas (las UA), \u00e9stas podemos distribuirlas a los diferentes propietarios<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Veamos un ejemplo<\/strong>:<\/h2>\n\n\n\n<p>Hay 2 propietarios de suelo, con el 60% y el 40% respectivamente<\/p>\n\n\n\n<p>Al Ayuntamiento le corresponde una cesi\u00f3n del 10% del aprovechamiento<\/p>\n\n\n\n<p>A los propietarios les corresponder\u00eda unos porcentajes de UA, una vez deducida la cesi\u00f3n al ayuntamiento; id\u00e9nticos a su porcentaje de aportaci\u00f3n de suelo; es decir, las 1.300 UA se reparten<\/p>\n\n\n\n<p>Ayuntamiento&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; = 10% de 1300&nbsp;&nbsp;&nbsp;&nbsp; 130 UA<\/p>\n\n\n\n<p>Propietario 1&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 60%&nbsp;&nbsp;&nbsp;&nbsp; (1-10%)* 60% = 54% de 1300&nbsp;&nbsp;&nbsp;&nbsp; 702 UA<\/p>\n\n\n\n<p>Propietario 2&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; 40%&nbsp;&nbsp;&nbsp;&nbsp; (1-10%)* 40% = 36% de 1300&nbsp;&nbsp;&nbsp;&nbsp; 468 UA<\/p>\n\n\n\n<p>Una vez asignadas, esas UA se vuelven a convertir otra vez en USOS y edificabilidades diferentes y consensuadas para cada parte, ya que no todos los propietarios querr\u00e1n los mismos productos<\/p>\n\n\n\n<p><strong>Reparto de las UA<\/strong><\/p>\n\n\n\n<p>De acuerdo con sus requerimientos repartimos as\u00ed:<\/p>\n\n\n\n<ol start=\"1\" class=\"wp-block-list\">\n<li><strong><u>el Ayuntamiento<\/u><\/strong> solo quiere VPP. Sus 130 UA\u00a0 se convierten en\n<ol start=\"1\" style=\"list-style-type:lower-alpha\" class=\"wp-block-list\">\n<li>\u00a0130\/0,7 = <strong>185,7 m2 de edificabilidad en VPP<\/strong><\/li>\n<\/ol>\n<\/li>\n\n\n\n<li><strong><u>El propietario 1<\/u><\/strong> quiere el resto de VPP, todos los locales y el resto en Vivienda libre. Sus 702 UA se convierten en\n<ol start=\"1\" style=\"list-style-type:lower-alpha\" class=\"wp-block-list\">\n<li>90 UA de locales (90\/0,9= 100)<\/li>\n\n\n\n<li>Resto de VPP, (210-130)= 80 UA de VPP (80\/0,7= 114,3)<\/li>\n\n\n\n<li>Lo que le falte, en VL.\u00a0\u00a0 (702-90-80)= 532 UA de VL.<\/li>\n<\/ol>\n<\/li>\n<\/ol>\n\n\n\n<p>&nbsp;Es decir, recibir\u00e1 <strong>100 m2 de locales, 114,3 m2 de VPP y 532 m2 de Viv. Libre<\/strong><\/p>\n\n\n\n<ol start=\"3\" class=\"wp-block-list\">\n<li>Y al <strong>propietario 2<\/strong>, todo en VL. sus 468 UA se convierten en\n<ol start=\"1\" style=\"list-style-type:lower-alpha\" class=\"wp-block-list\">\n<li><strong>468 m2 de Viv.
