{"id":1961,"date":"2010-07-13T08:29:00","date_gmt":"2010-07-13T08:29:00","guid":{"rendered":""},"modified":"2022-08-08T09:37:35","modified_gmt":"2022-08-08T09:37:35","slug":"concepto-de-ua","status":"publish","type":"post","link":"https:\/\/prayde.com\/empresa\/concepto-de-ua\/","title":{"rendered":"Concepto de U.A."},"content":{"rendered":"<div style=\"text-align: justify;\"><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Cuando en un determinado sector urban\u00edstico tenemos varios usos del suelo, por ejemplo: una parte del sector residencial libre, otra residencial protegido, otra comercial, es \u00fatil tener una herramienta que nos permita homogeneizar las distintas magnitudes de valor que representan cada uno de estos usos, ya que es evidente que, por ejemplo el uso residencial libre tiene mayor valor en el mercado que el uso residencial de vivienda protegida, ya que las expectativas de venta de una y otro uso son distintas.<\/span><\/p>\n<p><\/span><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Para ello utilizamos la <span style=\"font-weight: bold;\">U.A, Unidad de Aprovechamiento<\/span> (que tambi\u00e9n se conoce con el nombre de U.V. Unidad de Valor), que sirve para homogeneizar los valores de los distintos usos existentes en el sector urban\u00edstico en cuesti\u00f3n.<\/span><\/p>\n<p><\/span><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Para ello se utiliza (aunque no es imprescindible) la elecci\u00f3n, dentro del sector, de un <span style=\"font-weight: bold;\">uso caracter\u00edstico<\/span> (el que mas unidades de edificabilidad tiene), al que se le da un  <span style=\"font-weight: bold;\">coeficiente de homogenizaci\u00f3n <\/span>de valor 1, y, en relaci\u00f3n con el, se consideran todos los dem\u00e1s usos ponder\u00e1ndolos.<\/span><\/p>\n<p><\/span><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Los de mayor valor que el caracter\u00edstico tendr\u00e1n un coeficiente mayor que la unidad, y a los usos de menor valor del caracter\u00edstico, tendr\u00e1n un coeficiente de homogenizaci\u00f3n menor de la unidad.<\/span><\/p>\n<p><\/span><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Los coeficientes de homogenizaci\u00f3n de obtienen de efectuar los correspondientes estudios de mercado de la zona, para establecer los valores de mercado de uno y otro uso. Estos valores de mercado se pueden obtener por estudios estad\u00edsticos existentes en el municipio o bien por medio de las correspondientes tasaciones efectuadas por empresas homologadas por el Banco de Espa\u00f1a, para llevar a cabo estos estudios de mercado.<\/span><\/p>\n<p><\/span><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Pero, con frecuencia, tambi\u00e9n pueden estar contenidos en la normativa del Plan General de Ordenaci\u00f3n Urbana del correspondiente Municipio, con lo cual hay que aplicar estos, salvo, que se permita modificarlos una vez que se ha entrado en la fase de Gesti\u00f3n Urban\u00edstica, al plantear el correspondiente proyecto de Reparcelaci\u00f3n o Equidistribuci\u00f3n de cargas, para adecuarlos a los valores de mercado existentes en ese momento.<\/span><\/p>\n<p><\/span><span style=\"font-size:100%;\"><span style=\"font-family:arial;\">Una vez conocidos los usos del sector, la edificabilidad de cada uso, y los coeficientes de homogenizaci\u00f3n, la mec\u00e1nica de aplicaci\u00f3n, para obtener las U.A., es muy sencilla, tal como se explica en el siguiente ejemplo:<\/span><\/p>\n<p><\/span><meta equiv=\"Content-Type\" content=\"text\/html;
