justify;\">\n<span style=\"font-family: Arial; font-size: 11pt;\">Como hemos se\u00f1alado es conveniente que<br \/>\n<b style=\"mso-bidi-font-weight: normal;\">su gestion se la reserve la propiedad<br \/>\ndel inmueble <\/b>ya que se debe en todo momento estar muy pendiente de los<br \/>\ncambios tecnol\u00f3gicos para adaptarlos al edificio y conseguir que en todo<br \/>\nmomento sea un edificio tecnol\u00f3gicamente correcto, ya que si no se procede de<br \/>\nesta forma el riesgo de quedar obsoleto es muy grande, y en consecuencia<br \/>\ntendremos mayores dificultades para adaptarlos<span style=\"mso-spacerun: yes;\">&nbsp;<br \/>\n<\/span>a las nuevas exigencias de los clientes, por lo que hay que prever un<br \/>\nfondo para grandes reparaciones, que debieran acometerse en su momento.<\/span><\/div>\n<div style=\"margin-left: 35.4pt; text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-family: Arial; font-size: 11pt;\">En este tipo de edificios hay que tener en cuenta que los<br \/>\nclientes necesitan, en general, realizar obras importantes de distribuci\u00f3n y<br \/>\nadecuaci\u00f3n de los espacios que han alquilado, por lo que, a veces se suelen<br \/>\nnegociar condiciones especiales de renta para ese periodo de no ocupaci\u00f3n real,<br \/>\nincluso se lega al convenio de no cobrara dichas rentas, teniendo en cuenta que<br \/>\ndichos obras quedan en poder del promotor del edifico.<\/span><\/div>\n<div style=\"margin-left: 35.4pt; text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-family: Arial; font-size: 11pt;\">Desde el punto de vista fiscal el contrato de alquiler esta<br \/>\nsujeto a <b style=\"mso-bidi-font-weight:
