{"id":1842,"date":"2012-07-12T07:49:00","date_gmt":"2012-07-12T07:49:00","guid":{"rendered":""},"modified":"2022-08-08T09:36:16","modified_gmt":"2022-08-08T09:36:16","slug":"valor-razonable-de-un-suelo","status":"publish","type":"post","link":"https:\/\/prayde.com\/empresa\/valor-razonable-de-un-suelo\/","title":{"rendered":"Valor Razonable de un Suelo"},"content":{"rendered":"<p><\/p>\n<div style=\"text-align: justify;\">\n<span style=\"font-family: &quot;Arial&quot;,&quot;sans-serif&quot;; font-size: 11pt;\">El establecimiento<br \/>\nde un <b style=\"mso-bidi-font-weight: normal;\">valor razonable <\/b>del suelo<br \/>\ncalificado urban\u00edsticamente como urbanizable, es un asunto de gran importancia,<br \/>\ndada la situaci\u00f3n de exposici\u00f3n al riesgo, derivado de los activos, de esta<br \/>\nnaturaleza, que la mayor\u00eda de las entidades que componen el Sistema Financiero<br \/>\nEspa\u00f1ol, se han adjudicado o y que, mantienen en su cartera Crediticia, junto a<br \/>\nla de prestamos a promotores inmobiliarios.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-family: &quot;Arial&quot;,&quot;sans-serif&quot;; font-size: 11pt;\">En este contexto el<br \/>\narticulo 4 del <b style=\"mso-bidi-font-weight: normal;\">RD Ley 18\/2012, de 11 de<br \/>\nmayo<\/b>, introduce el siguiente p\u00e1rrafo referido a los <b style=\"mso-bidi-font-weight: normal;\">activos adjudicados<\/b>: \u201c\u2026 los citados activos <b style=\"mso-bidi-font-weight: normal;\">se traspasar\u00e1n a las nuevas sociedades por un valor razonable<\/b> y. en<br \/>\nsu defecto, por el valor en libros menos las provisiones ya dotadas\u201d. As\u00ed pues,<br \/>\nse&nbsp; introduce en el texto el concepto de <b style=\"mso-bidi-font-weight: normal;\">valor razonable<\/b>, que nos conduce<br \/>\nautom\u00e1ticamente a una duda al preguntarnos: \u00bfes que anteriormente, no se<br \/>\nvaloraba a <b style=\"mso-bidi-font-weight: normal;\">valor razonable<\/b>?.
