normal;\">Tradicionalmente<\/b>, en<br \/>\nel tema de reserva de suelo para <b style=\"mso-bidi-font-weight: normal;\">plazas<br \/>\nde aparcamiento<\/b> el baremo utilizado era de <b style=\"mso-bidi-font-weight: normal;\">1 plaza\/vivienda<\/b> en los suelos de uso residencial y en el uso<br \/>\nterciario, <b style=\"mso-bidi-font-weight: normal;\">1 plaza\/100 m2<\/b> edificados<br \/>\nde este uso. L\u00f3gicamente el promotor inmobiliario <b style=\"mso-bidi-font-weight: normal;\">ubicaba estas plazas, principalmente en s\u00f3tanos<br \/>\nsituados en los bajos del edificio,<\/b> con acceso directo a las viviendas,<br \/>\nporque en esta ubicaci\u00f3n su comercializaci\u00f3n es la m\u00e1s apreciada y valorada. <\/span><\/div>\n<div style=\"mso-outline-level: 1; text-align: justify;\">\n<\/div>\n<div style=\"mso-outline-level: 1; text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">No obstante, <b style=\"mso-bidi-font-weight: normal;\">en determinados supuestos<\/b> estas plazas<br \/>\nde aparcamiento pueden <b style=\"mso-bidi-font-weight: normal;\">tambi\u00e9n situarse<br \/>\nen superficie<\/b>, en la parte exterior del edificio, si existen zonas comunes<br \/>\nsuficientes para ello. Con lo cual debemos tambi\u00e9n comprobar que el<br \/>\nancho requerido para los viales por las ordenanzas municipales<br \/>\ncorrespondientes<span style=\"mso-spacerun: yes;\">&nbsp; <\/span>(formados por aceras,<br \/>\ncalzadas y mediana o bulevar) est\u00e1n incluidos o no los 4,40 metros m\u00ednimo para<br \/>\ndisponer las plazas de aparcamientos.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">Dividiendo<br \/>\nla longitud total del viario por 9,00 tendremos la comprobaci\u00f3n<\/span><\/b><span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\"> de si todas las<br \/>\nplazas de aparcamiento requeridas caben o no en esta disposici\u00f3n. <b style=\"mso-bidi-font-weight: normal;\">El resto deber\u00e1n situarse en espacios p\u00fablicos<\/b><br \/>\nadecuados que deber\u00e1n restarse de la superficie a ceder.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">Con estas precauciones m\u00ednimas podremos<br \/>\ncentrar el asunto.
