capitalizaci\u00f3n<\/b><br \/>\ny sus inversores y prestamistas <b style=\"mso-bidi-font-weight: normal;\">exigir\u00e1n<br \/>\nestudios mucho mas elaborados que en el pasado<\/b>, que en algunos casos, los<br \/>\nque mas, no se llegaba ni a plantear el cash \u2013 flow, y ni pensar siquiera en<br \/>\nAn\u00e1lisis de Sensibilidad.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\"><span style=\"mso-spacerun: yes;\">&nbsp;<\/span>En<br \/>\nnuestra opini\u00f3n, esta situaci\u00f3n, va experimentar profundos cambios, en un<br \/>\nfuturo pr\u00f3ximo, y hay que estar preparado para ello. <b style=\"mso-bidi-font-weight: normal;\">Se generalizara la utilizaci\u00f3n del TIR<\/b> y el VAN, par\u00e1metros<br \/>\nfinancieros hasta ahora pr\u00e1cticamente no utilizados por el sector inmobiliario,<br \/>\n<b style=\"mso-bidi-font-weight: normal;\">como medidas din\u00e1micas de rentabilidad, en<br \/>\ndetrimento de la utilizaci\u00f3n de los ratios est\u00e1ticos<\/b>, que poco dicen de la<br \/>\nverdadera problem\u00e1tica de la inversi\u00f3n que es su distribuci\u00f3n temporal y su<br \/>\nplazo de recuperaci\u00f3n.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">Y, en este futuro, pero inmediato contexto, <b style=\"mso-bidi-font-weight: normal;\">las entidades de cr\u00e9dito<\/b> que ya tendr\u00e1n<br \/>\nmuy aprendida la lecci\u00f3n, <b style=\"mso-bidi-font-weight: normal;\">exigir\u00e1n<br \/>\nmedidas del riesgo de las promociones inmobiliarias como condici\u00f3n indispensable<\/b><br \/>\npara facilitar cr\u00e9ditos a los promotores, obligando, por un lado a la<br \/>\ncapitalizaci\u00f3n adecuada de las empresas del sector y, por otro lado, a la<br \/>\nutilizaci\u00f3n de medidas del riesgo mucho mas sofisticadas que las utilizadas<br \/>\nhasta el momento, que se basaban en el an\u00e1lisis de factores tales como el<br \/>\nplaneamiento urban\u00edstico y los precios unitarios de los productos en venta, a<br \/>\nmas plazo y a mayor precio unitario pendiente de aprobaci\u00f3n del planeamiento<br \/>\nmas riesgo.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">En, como insistimos, la profunda revoluci\u00f3n<br \/>\nde los planteamientos empresariales que se deber\u00e1n adaptar a las posibilidades<br \/>\nfinancieras, <b style=\"mso-bidi-font-weight: normal;\">ser\u00e1 trascendental en<br \/>\npromover un dialogo fluido entre t\u00e9cnicos y responsables financieros<\/b>. Es<br \/>\nevidente que los planteamientos t\u00e9cnicos del coste de la urbanizaci\u00f3n o la<br \/>\nedificaci\u00f3n, y dem\u00e1s costes y gastos que intervienen en una promoci\u00f3n<br \/>\ninmobiliaria ser\u00e1n poco discutibles por los financieros, por lo que ser\u00e1n<br \/>\nl\u00f3gicamente objeto de concreci\u00f3n en el correspondiente An\u00e1lisis de Viabilidad.<br \/>\nRespecto a los ingresos previstos, si pueden ser objeto de f\u00e1cil comprobaci\u00f3n,<br \/>\nya que ser\u00e1n acompa\u00f1ados por los correspondientes estudios de mercado, no solo<br \/>\nde la zona, sino tambi\u00e9n de sus \u00e1reas de influencia y, con esta documentaci\u00f3n, tambi\u00e9n<br \/>\npasaran al An\u00e1lisis de Viabilidad, sin contradicci\u00f3n posible, salvo algunas<br \/>\npropuestas de diferenciaci\u00f3n de productos, que igualmente pertenecen mas al<br \/>\ncampo de la responsabilidad empresarial.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">As\u00ed pues <b style=\"mso-bidi-font-weight: normal;\">el<br \/>\nresponsable financiero tendr\u00e1 en sus manos un documento de An\u00e1lisis de<br \/>\nViabilidad, establecido con par\u00e1metros objetivos<\/b> que responder\u00e1n, en cada<br \/>\ncaso, a las exigencias del mercado. <b style=\"mso-bidi-font-weight: normal;\">El<br \/>\n\u00fanico instrumento que tiene el financiero para proceder a su an\u00e1lisis<\/b>, es<br \/>\nsometer este estudio, como hacen con su entidad financiera los organismos<br \/>\nsupervisores del Sistema Financiero, conocido en este caso como <b style=\"mso-bidi-font-weight: normal;\">\u201cTest de Estr\u00e9s\u201d<\/b> que, en esencia <b style=\"mso-bidi-font-weight: normal;\">no es en nada diferente<\/b>,<br \/>\nconceptualmente, <b style=\"mso-bidi-font-weight: normal;\">a un An\u00e1lisis de<br \/>\nSensibilidad<\/b>, ya que ambos lo que tratan de ver como se comportar\u00eda la<br \/>\noperaci\u00f3n antes escenarios mas desfavorables que los considerados en el<br \/>\nAn\u00e1lisis de Viabilidad.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">As\u00ed, <b style=\"mso-bidi-font-weight: normal;\">se<br \/>\npodr\u00eda establecer un dialogo coherente, entre responsable financiero y experto<br \/>\ninmobiliario<\/b>. <b style=\"mso-bidi-font-weight: normal;\">El segundo fijar\u00eda los<br \/>\npar\u00e1metros t\u00e9cnicos y de dise\u00f1o, mientras que el segundo fijar\u00eda el TIR m\u00ednimo<br \/>\na exigir<\/b> en funci\u00f3n del riesgo de la promoci\u00f3n, y comprobar\u00eda su margen de<br \/>\nvariaci\u00f3n mediante el correspondiente An\u00e1lisis de Sensibilidad, que permite,<br \/>\nvariando las variables estrat\u00e9gicas, formar escenarios desfavorables,<br \/>\nobteniendo, <b style=\"mso-bidi-font-weight: normal;\">mediante la aplicaci\u00f3n del<br \/>\ncorrespondiente programa inform\u00e1tico, una nube de valores del TIR<\/b>, que<br \/>\ntratados adecuadamente mediante las t\u00e9cnicas estad\u00edsticas <b style=\"mso-bidi-font-weight: normal;\">poder tener una horquilla razonable de valores que permita a los<br \/>\nresponsables financieros medir el riesgo de su inversi\u00f3n crediticia<\/b>.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"&quot;Arial&quot;,&quot;sans-serif&quot;\" style=\"font-size: 11pt;\">Conscientes, desde mucho antes del estallido<br \/>\nde la crisis, de la <b style=\"mso-bidi-font-weight: normal;\">imperiosa necesidad<br \/>\nde dotar a los responsables inmobiliarios de
