normal;\">ya sabemos dos noticias<br \/>\nciertas<\/b>; que tal borrador existe y que se tiene previsto lanzar el <b style=\"mso-bidi-font-weight: normal;\">Real Decreto durante el mes de enero<\/b>,<br \/>\ndespu\u00e9s de la Conferencia Sectorial que el Ministerio de Fomento tiene previsto<br \/>\ncelebrar con las CCAA en este mismo mes de Diciembre de 2012.<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nNo obstante desconocer el texto,<br \/>\npodemos <b style=\"mso-bidi-font-weight: normal;\">adelantaros algunas precisiones<\/b><br \/>\nque podrian daros algunas ideas de su contenido:<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nEn primer lugar destacamos su<br \/>\ndenominaci\u00f3n: <b style=\"mso-bidi-font-weight: normal;\">Plan Estatal de Fomento al<br \/>\nAlquiler de Viviendas, Rehabilitaci\u00f3n y Renovaci\u00f3n Urbana<\/b>. Del texto se<br \/>\ninfieren las siguientes preguntas: <\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<ul style=\"margin-top: 0cm;\" type=\"disc\">\n<li style=\"mso-list: l0 level1 lfo1; text-align: justify;\"><b style=\"mso-bidi-font-weight: normal;\">\u00bfExistir\u00e1n las viviendas protegidas<br \/>\n     para la venta?<\/b><\/li>\n<li style=\"mso-list: l0 level1 lfo1; text-align: justify;\"><b style=\"mso-bidi-font-weight: normal;\">\u00bfCu\u00e1l ser\u00e1 su tipolog\u00eda?<\/b><\/li>\n<li style=\"mso-list: l0 level1 lfo1; text-align: justify;\"><b style=\"mso-bidi-font-weight: normal;\">\u00bfSi existen, como se financiar\u00e1<\/b>n?.<\/li>\n<\/ul>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nEn palabras del Secretario de<br \/>\nEstado de Infraestructuras, Suelo y Vivienda, D. Rafael Catal\u00e1, <b style=\"mso-bidi-font-weight: normal;\">con el Plan se pretende reformar el sector<br \/>\ninmobiliario<\/b>, ya que tradicionalmente la actividad de alquiler, era una actividad<br \/>\nresidual, y <b style=\"mso-bidi-font-weight: normal;\">con el fomento del alquiler<br \/>\nquieren restablecer los desequilibrios existentes entre las promociones en<br \/>\nalquiler y en venta<\/b>, ya que solo el 17 % del total del parque de vivienda<br \/>\nexistente se dedica al alquiler, mientras que en Europa el porcentaje medio es<br \/>\nmucho mayor, y llega hasta el 33 %.<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nEn conclusi\u00f3n, el titulo y las<br \/>\npalabras de los responsables pol\u00edticos son muy significativas, as\u00ed que <b style=\"mso-bidi-font-weight: normal;\">en espera de conocer el texto definitivo,<br \/>\ndebemos ponernos en \u201cguardia\u201d sobre las nuevas estrategias empresariales<\/b><br \/>\nque las empresas del sector deben acometer.<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nEn nuestra opini\u00f3n, refrendada<br \/>\npor los estudios que, sobre promociones en venta y en alquiler, podemos simular<br \/>\ncon las herramientas informaticas GESTINMO, es claro que <b style=\"mso-bidi-font-weight: normal;\">para acometer promociones en alquiler es necesario disponer de mas<br \/>\ncapital<\/b> o de mas fondos propios <b style=\"mso-bidi-font-weight: normal;\">que<br \/>\npara realizar una promoci\u00f3n para la venta<\/b> y, adem\u00e1s <b style=\"mso-bidi-font-weight: normal;\">hay que poseer una estructura de empresa distinta<\/b> en cuanto a la <b style=\"mso-bidi-font-weight: normal;\">comercializaci\u00f3n<\/b> de los productos, la <b style=\"mso-bidi-font-weight: normal;\">gesti\u00f3n de cobro<\/b> de alquileres y el <b style=\"mso-bidi-font-weight: normal;\">mantenimiento<\/b> de los edificios de<br \/>\nnuestra propiedad.<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nTodos estos factores deberian ser<br \/>\nobjeto de profundos an\u00e1lisis para nuestras empresas ya que estamos convencidos<br \/>\nde que <b style=\"mso-bidi-font-weight: normal;\">con este plan o sin el, el futuro<br \/>\ndel sector es la adaptaci\u00f3n <\/b>a los nuevos tiempos que, por otra parte ya son<br \/>\nuna realidad, y el disponer de <b style=\"mso-bidi-font-weight: normal;\">estructuras<br \/>\nempresariales s\u00f3lidas y personal con alta cualificaci\u00f3n<\/b> ser\u00e1n determinantes<br \/>\nen un futuro pr\u00f3ximo.<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\nEstar\u00edamos muy satisfechos de <b style=\"mso-bidi-font-weight: normal;\">abrir un debate sobre este tema<\/b> y poder<br \/>\nconocer vuestras opiniones al respecto sobre esta nueva filosof\u00eda empresarial,<br \/>\npero nosotros estamos absolutamente convencidos de que ser\u00e1n factores<br \/>\ndeterminantes para la supervivencia en los nuevos mercados que adivinan en el<br \/>\nhorizonte.<\/div>\n","protected":false},"excerpt":{"rendered":"<p>Seguimos sin tener el borrador de dicho plan pero ya sabemos dos noticias ciertas; que tal borrador existe y que se tiene previsto lanzar el Real Decreto durante el mes\u2026 <a class=\"continue-reading-link\" href=\"https:\/\/prayde.com\/empresa\/plan-de-vivienda-2013-16-iii\/\">Continue leyendo<\/a><\/p>\n","protected":false},"author":3,"featured_media":0,"comment_status":"open","ping_status":"closed","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[1],"tags":[19,33,21,31],"class_list":["post-1817","post","type-post","status-publish","format-standard","hentry","category-sin-categoria","tag-legislacion","tag-opinion","tag-vivienda","tag-vpo"],"yoast_head":"<!-- This site is optimized with the Yoast SEO plugin v27.4 -
