<\/span><b style=\"mso-bidi-font-weight: normal;\">del<br \/>\n     60 % y del 50 % para VPP y VL<\/b>, respectivamente.<\/span><\/li>\n<\/ul>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11pt;\">Entre<br \/>\nlas condiciones de la urbanizaci\u00f3n figura la imposici\u00f3n al sector de <b style=\"mso-bidi-font-weight: normal;\">colaborar econ\u00f3micamente, en un 60 % del<br \/>\ncoste de ejecuci\u00f3n de un puente \u2013 viaducto,<\/b> que atravesando un barranco<br \/>\nt\u00edpico de la regi\u00f3n, constituye la puerta de entrada al sector, uniendo dos<br \/>\nbarrios del municipio hasta el momento deficientemente comunicados <\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11pt;\">En<br \/>\nel momento actual, mediados de 2013, un Promotor Inmobiliario A esta en<br \/>\ncondiciones de negociar la compra de la totalidad de los terrenos de dicho<br \/>\nsector, y tambi\u00e9n la presentaci\u00f3n de una oferta, en competencia, al<br \/>\nAyuntamiento para la ejecuci\u00f3n urban\u00edstica del sector como Agente Urbanizador<br \/>\nPrivado.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11pt;\">La situaci\u00f3n estrat\u00e9gica del sector es<br \/>\nde ejecuci\u00f3n prioritaria<\/span><\/b><span style=\"font-size: 11pt;\"> para el<br \/>\nAyuntamiento dado el inter\u00e9s general que para el municipio representa la<br \/>\nconstrucci\u00f3n del puente y por otro lado <b style=\"mso-bidi-font-weight: normal;\">los<br \/>\npropietarios<\/b>, que no tienen ninguno el perfil profesional requerido ni, por<br \/>\nsupuesto capacidad financiera necesaria ni voluntad asociativa alguna est\u00e1n <b style=\"mso-bidi-font-weight: normal;\">dispuestos a <\/b><\/span><\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11pt;\">vender a un precio de 50 \u20ac\/m2 de suelo<br \/>\nbruto<\/span><\/b><span style=\"font-size: 11pt;\">, ya que <b style=\"mso-bidi-font-weight: normal;\">piensan que este precio representa una <\/b><\/span><\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11pt;\">repercusi\u00f3n<\/span><\/b><span style=\"font-size: 11pt;\"> de 50 x 100.000 \/(30.000 x 0,9) =.<b style=\"mso-bidi-font-weight: normal;\">185 \u20ac\/m2<\/b> <b style=\"mso-bidi-font-weight: normal;\">edificable<\/b>, que es un valor muy razonable, muy inferior a los 400 \u2013<br \/>\n600 euros\/m2 de repercusi\u00f3n que se movian los mercados inmobiliarios de la zona<br \/>\nen el a\u00f1o 2007.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11pt;\">A<br \/>\nla vista de estas circunstancias el Promotor A planea el correspondiente<br \/>\nan\u00e1lisis de viabilidad cuyos pasos desmenuzamos a continuaci\u00f3n.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11pt;\"><span style=\"mso-spacerun: yes;\">&nbsp; <\/span><\/span><\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11pt;\">ANALISIS DE VIABILIDAD <\/span><\/b><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11pt;\">1\u00ba) An\u00e1lisis comparativo de las<br \/>\nsuperficie unitarias de las viviendas con la realizada del mercado de la zona y<br \/>\nla normativa aplicable de Vivienda Protegida (VPP).<\/span><\/b><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11pt;\">Para<br \/>\nefectuar este an\u00e1lisis tiene que <b style=\"mso-bidi-font-weight: normal;\">recopilar<br \/>\nla siguiente informaci\u00f3n<\/b>:<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"margin-left: 40.5pt; text-align: justify;\">\n<\/div>\n<div style=\"margin-left: 40.5pt; mso-list: l1 level1 lfo1; text-align: justify; text-indent: -22.5pt;\">\n<span style=\"font-size: 11pt;\"><span style=\"mso-list: Ignore;\">B)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<br \/>\n<\/span><\/span><\/span><b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11pt;\">Del estudio de mercado de la zona<\/span><\/b><span style=\"font-size: 11pt;\"> y, teniendo en cuenta la situaci\u00f3n de las economias<br \/>\nfamiliares y las posibilidades reales de financiaci\u00f3n de acuerdo a su nivel de<br \/>\nsolvencia estima que la <b style=\"mso-bidi-font-weight: normal;\">superficie<br \/>\nm\u00e1xima de las VPP deber\u00eda estar del orden de 75 m2<\/b> <b style=\"mso-bidi-font-weight: normal;\">\u00fatiles <\/b>vincul\u00e1ndoles a cada vivienda una plaza de garaje y un<br \/>\ntrastero, mientras que la <b style=\"mso-bidi-font-weight: normal;\">superficie<br \/>\nconstruida m\u00e1xima de las VL deberia estar en el orden de los 120 m2 construidos<\/b><br \/>\nvendi\u00e9ndolas con una plaza de garaje u un trastero como piezas independientes<br \/>\nde la vivienda pero comercializadas, en su conjunto, de forma obligatoria.<\/span><\/div>\n<div style=\"margin-left: 18pt; text-align: justify;\">\n<\/div>\n<div style=\"margin-left: 40.5pt; mso-list: l1 level1 lfo1; text-align: justify; text-indent: -22.5pt;\">\n<span style=\"font-size: 11pt;\"><span style=\"mso-list: Ignore;\">C)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<br \/>\n<\/span><\/span><\/span><span style=\"font-size: 11pt;\">De acuerdo con la<br \/>\nnormativa existente de VPP sobre el computo de superficie \u00fatil (en la que no<br \/>\ncomputan las superficies \u00fatiles de las zonas comunes, tales como escalera y<br \/>\nportal) y su experiencia de proyectos anteriores ya realizados, <b style=\"mso-bidi-font-weight: normal;\">estima una relaci\u00f3n que no supera 0,75 (a<br \/>\nresultas del proyecto que finalmente el arquitecto realice y si lo mejora pues<br \/>\nmejor). Para las VL estima una relaci\u00f3n de 0,85 ya que, en este caso computan<br \/>\ntodas las superficies<\/b><\/span><\/div>\n<div style=\"margin-left: 18pt; text-align: justify;\">\n<\/div>\n<div style=\"margin-left: 18pt; text-align: justify;\">\n<span style=\"font-size: 11pt;\">Sin embargo, de los datos urban\u00edsticos se deduce que<br \/>\nlas superficies unitarias son superiores a lo indicado por el estudio de<br \/>\nmercado<\/span><\/div>\n<div style=\"margin-left: 18pt;
