crecimiento<\/b> econ\u00f3mico, la confianza llegara<br \/>\na los mercados de inversi\u00f3n y a los consumidores <b style=\"mso-bidi-font-weight: normal;\">y empezaremos a salir de la crisis<\/b> que el sector esta padeciendo<br \/>\ndesde el a\u00f1o 2007. <\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Cuando esa<br \/>\nsalida este algo mas consolidada, el sector inmobiliario<\/span><\/b><span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\"> tendr\u00e1 que enfrentarse a<br \/>\nlos retos de <b style=\"mso-bidi-font-weight: normal;\">satisfacer una demanda<\/b><br \/>\nque, aumentando prudente y progresivamente, <b style=\"mso-bidi-font-weight: normal;\">deberia estabilizarse en<span style=\"mso-spacerun: yes;\">&nbsp; <\/span>300.000<br \/>\nviviendas al a\u00f1o<\/b>, muy lejos efectivamente de las desorbitadas cifras del<br \/>\nboom inmobiliario de 1997 \u2013 2007, d\u00e9cada en las que se lograron cifras de hasta<br \/>\n960.000 viviendas iniciadas en 2006.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Efectivamente <b style=\"mso-bidi-font-weight: normal;\">nos<br \/>\nencontraremos con un sector inmobiliario nuevo<\/b>, irreconocible para casi<br \/>\ntodos, en el que <b style=\"mso-bidi-font-weight: normal;\">tendremos nuevas tipolog\u00edas<\/b><br \/>\nde promoci\u00f3n: el alquiler, la rehabilitaci\u00f3n de edificios, el co \u2013 housing para<br \/>\ntercera edad, un nuevo sector tur\u00edstico que busca la residencia permanente y no<br \/>\nya tan centrado en la costa, etc.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">El sistema<br \/>\nfinanciero<\/span><\/b><span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">,<br \/>\nmuy escarmentado con el sector, <b style=\"mso-bidi-font-weight: normal;\">exigir\u00e1<br \/>\nnuevos modelos de financiaci\u00f3n alejados de los tradicionales<\/b> imperantes en<br \/>\nel sector en la d\u00e9cada prodigiosa, que llevara a una <b style=\"mso-bidi-font-weight: normal;\">exigencia mayor de fondos propios<\/b> a las empresas del sector as\u00ed<br \/>\ncomo la presentaci\u00f3n de <b style=\"mso-bidi-font-weight: normal;\">estudios de<br \/>\nviabilidad<\/b> de sus proyectos empresariales <b style=\"mso-bidi-font-weight: normal;\">mucho m\u00e1s exigentes<\/b> <b style=\"mso-bidi-font-weight: normal;\">y<br \/>\nprofesionales.<\/b><\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Por otro lado, esta la <b style=\"mso-bidi-font-weight: normal;\">Administraci\u00f3n que dispondr\u00e1 de amplias normativas<\/b> urban\u00edsticas y t\u00e9cnicas,<br \/>\ncomo el C\u00f3digo T\u00e9cnico de Edificaci\u00f3n, la Certificaci\u00f3n Energ\u00e9tica<br \/>\nde los Edificios, el cumplimiento efectivo de las leyes de Accesibilidad en los<br \/>\nEdificios, etc., con<b style=\"mso-bidi-font-weight: normal;\"> programas de<br \/>\nCalidad<\/b>, etc. mucho <b style=\"mso-bidi-font-weight: normal;\">mas contrastados<br \/>\ny exigentes<\/b>, lo que responde a una <b style=\"mso-bidi-font-weight: normal;\">exigencia<br \/>\ndel consumidor<\/b> de la vivienda que tambi\u00e9n exigir\u00e1 la seguridad de su inversi\u00f3n<br \/>\ny que esta quede asegurada a trav\u00e9s de mecanismos como el Seguro Decenal y los otros<br \/>\ndos previstos en la ley pero aplazados hasta la fecha (Seguro Trienal y Seguro<br \/>\nAnual).<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Todo esto <b style=\"mso-bidi-font-weight: normal;\">unido<br \/>\na la dispersi\u00f3n normativa en materia de Urbanismo y edificaci\u00f3n<\/b>, materias<br \/>\ntransferidas a las <b style=\"mso-bidi-font-weight: normal;\">CCAA y que son objeto<br \/>\nde su legislaci\u00f3n<\/b> especifica hacen que cada vez sea mas evidente, el reto,<br \/>\nque no es nuevo, de que una promoci\u00f3n inmobiliaria es una inversi\u00f3n que tiene<br \/>\ncomo caracter\u00edsticas principales el ser: de alto riesgo, de largo periodo de maduraci\u00f3n<br \/>\ny de poca liquidez.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Otra consecuencia de la crisis, que no podemos<br \/>\nobviar, es la <b style=\"mso-bidi-font-weight: normal;\">\u201cpurga\u201d de empresas y<br \/>\nprofesionales del an\u00e1lisis y la gesti\u00f3n inmobiliaria,<\/b> que han abandonado el<br \/>\nsector, probablemente en mayor porcentaje los de mayor edad y, por tanto,<br \/>\nexperiencia. <\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Ello nos lleva a que <b style=\"mso-bidi-font-weight: normal;\">ese sector inmobiliario \u201crenovado\u201d<\/b> va a demandar<span style=\"mso-spacerun: yes;\">&nbsp; <\/span><b style=\"mso-bidi-font-weight: normal;\">conocimientos<br \/>\nactualizados y espec\u00edficos <\/b>del sector: los <b style=\"mso-bidi-font-weight: normal;\">conceptos jur\u00eddicos, fiscales, econ\u00f3micos y financieros<\/b>, que se<br \/>\ndeben conocer, las <b style=\"mso-bidi-font-weight: normal;\">estrategias<br \/>\nempresariales<\/b> para lograra que se realice con el m\u00ednimo coste, <b style=\"mso-bidi-font-weight: normal;\">las normativas que les sean aplicables<\/b><br \/>\nen cada momento, etc<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"font-size: 11.0pt; mso-bidi-font-size: 20.0pt;\">Es por ello que
