style=\"mso-spacerun: yes;\">&nbsp; <\/span>en el Registro Especial de Empresas Tasadoras<br \/>\ndel Banco de Espa\u00f1a<\/b>,<span style=\"mso-spacerun: yes;\">&nbsp; <\/span>las cuales <span style=\"mso-spacerun: yes;\">&nbsp;<\/span>aplican sus m\u00e9todos de calculo y emiten el<br \/>\ncorrespondiente <b>informe de tasaci\u00f3n <\/b>que les encargan las entidades de cr\u00e9dito y,<br \/>\n<b>en base al cual se conceden los prestamos <\/b>con garant\u00eda hipotecaria tan<br \/>\nhabituales en el sector inmobiliario, constando en la escritura publica<br \/>\notorgada para su concesi\u00f3n de una copia de la citada valoraci\u00f3n emitida al<br \/>\nefecto.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div face=\"\" lang=\"ES\" style=\"font-size: 11pt;\">Y, al igual que sucede en el<br \/>\ncampo de la t\u00e9cnica arquitect\u00f3nica, no se trata de sustituir al Arquitecto que<br \/>\ndise\u00f1a y dirige las obras de urbanizaci\u00f3n y edificaci\u00f3n, , sino que, en nuestra<br \/>\nopini\u00f3n, se debe estar a la altura profesional necesaria, para conocer sus<br \/>\nt\u00e9cnicas b\u00e1sicas del urbanismo o en el caso de las t\u00e9cnicas comerciales, para<br \/>\npoder entablar discusi\u00f3n y cambiar opiniones y puntos de vista, siempre<br \/>\nprovechosas para centrar los deseos de los clientes y que podemos asumir los<br \/>\npromotores, frente al riesgo asumido.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<br \/>\n<!--more--><\/div>\n<div style=\"text-align: justify;\">\n<span face=\"\" lang=\"ES\" style=\"font-size: 11pt;\">As\u00ed pues, <b>en el campo de las<br \/>\nvaloraciones <\/b>sucede algo parecido y <b>resulta muy conveniente el conocimiento de las t\u00e9cnicas y m\u00e9todos<br \/>\nde c\u00e1lculo<\/b> de las mismas que, por cierto, son muy similares a las que emplea el<br \/>\npromotor inmobiliario cuando tiene que tomar la decisi\u00f3n de acometer o no una<br \/>\ndeterminada promoci\u00f3n y, en consecuencia son f\u00e1ciles de asimilar..<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span face=\"\" lang=\"ES\" style=\"font-size: 11pt;\">La<br \/>\ndiferencia fundamental entre ambos puntos de vista es que el promotor busca precio y el tasador valor.<\/span><\/b><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"\" lang=\"ES\" style=\"font-size: 11pt;\">El tasador, de acuerdo con<b style=\"mso-bidi-font-weight: normal;\"> <\/b>lo dispuesto en la <b style=\"mso-bidi-font-weight: normal;\">Norma<br \/>\n ECO<\/b><b style=\"mso-bidi-font-weight: normal;\"> 805\/2003, <\/b>aplica<br \/>\nunos ciertos costes&nbsp; y NO utiliza otros (gastos financieros, de adquisici\u00f3n<br \/>\ndel solar, gastos comerciales, etc.) que SI contempla el Promotor, y, por otra<br \/>\nparte, la Norma ECO le fija un \u201cMargen Neto de Promotor\u201d, que no tiene por qu\u00e9<br \/>\nser<span style=\"mso-spacerun: yes;\">&nbsp; <\/span>el que use un promotor concreto en<br \/>\nuna operaci\u00f3n concreta<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span face=\"\" lang=\"ES\"
