\nLos tres costes directos de la comercializaci\u00f3n de un inmueble son
\nevidentemente: la publicidad, la promoci\u00f3n y las comisiones pagadas a los
\nvendedores.<\/b><\/span><\/p>\n

\nAhora bien, en una promoci\u00f3n inmobiliaria tambi\u00e9n se les pueden asociar
\nlos costes relacionados con la misma como son:<\/span><\/div>\n
\n<\/div>\n

\n<\/span><\/span><\/span>Cedula de
\nhabitabilidad<\/span><\/div>\n
\n–         
\n<\/span><\/span><\/span>Licencia
\nde Primera Ocupaci\u00f3n<\/span><\/div>\n
\n–         
\n<\/span><\/span><\/span>Licencia
\nde Funcionamiento <\/span><\/div>\n
\n–         
\n<\/span><\/span><\/span>Impuesto
\nde Plusval\u00eda en la venta<\/span><\/div>\n
\n–         
\n<\/span><\/span><\/span>Impuesto
\nde Actividades Econ\u00f3micas<\/span><\/div>\n
\n<\/div>\n
\nLos costes de comercializaci\u00f3n se consideran necesarios en el M\u00e9todo de
\nValoraci\u00f3n de Inmuebles  <\/span>Residual  <\/span>Din\u00e1mico y sin embargo no se consideran en el
\nM\u00e9todo de valoraci\u00f3n Residual Est\u00e1tico.<\/span><\/div>\n
\n<\/div>\n
\nLa explicaci\u00f3n es sencilla ya que en el M\u00e9todo Residual Est\u00e1tico, el
\nbeneficio considerado para el promotor engloba dichos costes como tambi\u00e9n los
\ngastos de la financiaci\u00f3n ajena y tambi\u00e9n por la propia filosof\u00eda del m\u00e9todo.
\nEl primero considera costes de construcci\u00f3n del edificio incluyendo los de
\ngesti\u00f3n del promotor. Es decir su objetivo es valorar el edificio partiendo de
\nsu esencia de reconstrucci\u00f3n.<\/span><\/div>\n
\n<\/div>\n
\nSin embargo el M\u00e9todo Residual Din\u00e1mico atiende fundamentalmente a como
\nse producen los cobros y pagos de la promoci\u00f3n y es obvio que entre los pagos
\nest\u00e1n los de su comercializaci\u00f3n ya que si se tienen en cuenta los cobros
\nprocedentes de su venta.<\/span><\/div>\n
