\/>\npor parte del prestatario, que se corresponder\u00e1n con una cuenta de deuda que la<br \/>\nentidad de cr\u00e9dito le reclama, compuesta por:<\/span><\/div>\n<div style=\"text-align: a la entidad de cr\u00e9dito le ha supuesto la subasta (notificaciones,<br \/>\nabogados, procuradores, juzgado, etc.)<\/span><\/div>\n<div style=\"text-align: justify;\">\n<br \/>\n<!--more--><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span lang=\"ES\" style=\"font-family: &quot;Arial&quot;,&quot;sans-serif&quot;; font-size: 10.0pt;\">Esa ser\u00e1 pues, la cantidad que la<br \/>\nentidad de cr\u00e9dito reclama a su cliente y que pretende recuperar precisamente<br \/>\ncon el dinero que pueda obtener con la subasta judicial del inmueble. <\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span lang=\"ES\" style=\"font-family: &quot;Arial&quot;,&quot;sans-serif&quot;; font-size: 10.0pt;\">Luego las entidades de cr\u00e9dito, de<br \/>\nacuerdo con esta limitaci\u00f3n legal establecen el periodo de intereses<br \/>\ngarantizados, que l\u00f3gicamente estar\u00e1 entre 3 y 5 a\u00f1os. Ahora bien, al existir<br \/>\ndos tipos de intereses (los corrientes y los de demora), la jurisprudencia<br \/>\nentiende que deben citarse expl\u00edcitamente que tipo de intereses son los que<br \/>\nquedan garantizados de forma efectiva, y en consecuencia establecen cl\u00e1usulas<br \/>\nde garant\u00eda mixtas, que sin sobrepasar el plazo m\u00e1ximo legal, logren el<br \/>\nobjetivo perseguido. As\u00ed por ejemplo hacen constar, por ejemplo: que la<br \/>\ngarant\u00eda se extender\u00e1 a tres a\u00f1os de inter\u00e9s corriente y dos de demora.<span style=\"mso-spacerun: yes;\">&nbsp; <\/span><\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span lang=\"ES\" style=\"font-family: &quot;Arial&quot;,&quot;sans-serif&quot;; font-size: 10.0pt;\">Por otra parte, como los gastos y<br \/>\ncostas judiciales tambi\u00e9n deben quedar garantizados, sin que exista limitaci\u00f3n<br \/>\nlegal, salvo la justificaci\u00f3n de los mismos, la cl\u00e1usula suele extenderse<br \/>\ntambi\u00e9n a estos, estableci\u00e9ndose previamente en la escritura de constituci\u00f3n<br \/>\ndel pr\u00e9stamo hipotecario, en un porcentaje de COSTAS Y GASTOS JUDICIALES, de<br \/>\nentre el 20% &#8211; 25% del nominal del pr\u00e9stamo.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span lang=\"ES\" style=\"font-family: &quot;Arial&quot;,&quot;sans-serif&quot;;
