inmobiliaria y se analiza la viabilidad de una serie de activos inmobiliarios en r\u00e9gimen de<br \/>\nalquiler, se parte de un dato previo:<\/span><\/h3>\n<div class=\"separator\" style=\"clear: financiaci\u00f3n previa, bien para la<br \/>\nGESTI\u00d3N Y EJECUCI\u00d3N DE LA OBRA DE CONSTRUCCI\u00d3N<\/span><\/b><span style=\"color: #17365d;\">, en el caso de promoci\u00f3n inmobiliaria, bien para la<br \/>\nadquisici\u00f3n del activo a explotar, ambas en la modalidad de pr\u00e9stamos con<br \/>\ngarant\u00eda hipotecaria, predefinida por considerar que es un porcentaje del coste<br \/>\nde adquisici\u00f3n del solar mas el importe de la construcci\u00f3n mas honorarios<br \/>\nt\u00e9cnicos o bien del coste de adquisicion<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">Con<br \/>\neste valor predefinido y <b style=\"mso-bidi-font-weight: normal;\">de acuerdo con<br \/>\nlas necesidades de financiaci\u00f3n<\/b> que se refleja en los datos y gr\u00e1ficos del<br \/>\ncorrespondiente cash flow de tesorer\u00eda, se deben<b style=\"mso-bidi-font-weight: normal;\"> ajustar el resto de necesidades financieras necesarias <\/b>a base de<br \/>\ninyectar capital social o fondos propios remunerados (equivalentes a prestamos<br \/>\npuente) o bien prestamos puente conseguidos de entidades de cr\u00e9dito con las<br \/>\ngarant\u00edas suplementarias que estas exijan.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\"><\/span><\/div>\n<p><!--more-->Con<br \/>\nestas acciones se debe conseguir que los saldos negativos del cash flow<br \/>\ndesaparezcan, aunque l\u00f3gicamente al final del periodo de la promoci\u00f3n que hemos<br \/>\ndenominado de GESTI\u00d3N Y CONSTRUCCI\u00d3N, pueda existir alg\u00fan desajuste entre el<br \/>\ncoste total de la inversi\u00f3n realizada y la financiaci\u00f3n utilizada.<\/p>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">El<br \/>\nprincipal problema a la hora de afrontar una explotaci\u00f3n en alquiler con<br \/>\nfinanciaci\u00f3n ajena son los costes de dicha financiaci\u00f3n, cuya amortizaci\u00f3n<br \/>\nexige dedicar una buena parte de los recursos netos disponibles un vez<br \/>\ncubiertos los costes propios de explotaci\u00f3n. Por ello es buena pr\u00e1ctica que<br \/>\nllegado a este punto, si hubiera alg\u00fan exceso de tesoreria, \u00e9sta se dedique a<br \/>\namortizar anticipadamente hipoteca.&nbsp;<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">Como<br \/>\nresultado de estas acciones<span style=\"mso-spacerun: yes;\">&nbsp; <\/span>y ajustes<br \/>\nconsiderados por el usuario, la situaci\u00f3n al t\u00e9rmino de ese periodo de GESTI\u00d3N<br \/>\nY CONSTRUCCI\u00d3N ser\u00e1 el siguiente:<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><u><span style=\"color: #17365d;\">SITUACI\u00d3N FINANCIERA AL INICIO DEL PERIODO<br \/>\nDE EXPLOTACI\u00d3N<\/span><\/u><\/b><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">&#8211;<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span>Un determinado <b style=\"mso-bidi-font-weight: normal;\">capital social desembolsado<\/b><\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">&#8211;<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span>Un determinado <b style=\"mso-bidi-font-weight: normal;\">pr\u00e9stamo hipotecario<\/b> <b style=\"mso-bidi-font-weight: normal;\">dispuesto<\/b> en su totalidad que el<br \/>\npromotor deber\u00e1 amortizar en un determinado periodo, y consecuentemente abonar<br \/>\nanualmente unas cuotas de amortizaci\u00f3n (inter\u00e9s m\u00e1s capital)<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">NOTA.-<br \/>\nLos prestamos puente utilizados, por su naturaleza los habr\u00e1 utilizado y<br \/>\namortizado dentro del periodo de GESTI\u00d3N Y CONSTRUCCI\u00d3N<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">Y<br \/>\naqu\u00ed se entra en la variada casu\u00edstica que pod\u00eda producirse en este periodo de<br \/>\nEXPLOTACI\u00d3N del negocio de alquiler. Entre otros, en ese periodo podr\u00edan<br \/>\nproducirse:<\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">a)<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><b style=\"mso-bidi-font-weight: normal;\">Que<br \/>\nse obtuviesen resultados negativos<\/b> que impidieran el posible reparto de<br \/>\ndividendos, hasta que no se compensen dichas p\u00e9rdidas con resultados positivos<br \/>\nposteriores.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">b)<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span>Que aunque se obtuviesen resultados<br \/>\npositivos en determinados periodos, <b style=\"mso-bidi-font-weight: normal;\">la<br \/>\nliquidez obtenida del negocio, no fuera suficiente para pagar las cuotas de<br \/>\namortizaci\u00f3n del pr\u00e9stamo<\/b> hipotecario concedido, o no tener la liquidez<br \/>\nsuficiente para pagar los dividendos.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">L\u00f3gicamente,<br \/>\nlos primeros resultados negativos que hay que llevar<span style=\"mso-spacerun: yes;\">&nbsp; <\/span>a la cuenta de p\u00e9rdidas y ganancias seg\u00fan el<br \/>\nPGC vigente, son los producidos en el periodo de gesti\u00f3n y construcci\u00f3n, por<br \/>\nlos gastos generales y comerciales, considerados por el usuario, en su caso.&nbsp;<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">Y el<br \/>\ncaso de no poder pagar las cuotas de amortizaci\u00f3n del pr\u00e9stamo hipotecario<br \/>\ntambi\u00e9n es frecuente que aparezca en los primeros a\u00f1os del periodo de<br \/>\nexplotaci\u00f3n del negocio.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div style=\"text-align: justify;\">\n<b style=\"mso-bidi-font-weight: normal;\"><span style=\"color: #17365d;\">La aparici\u00f3n de estas situaciones puede dar<br \/>\nlugar a la no viabilidad de la promoci\u00f3n<\/span><\/b><span style=\"color: #17365d;\">,<br \/>\nsalvo que se planteen <b style=\"mso-bidi-font-weight: normal;\">alternativas que<br \/>\nlas solucionen<\/b>, como por ejemplo: <\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">a)<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><b style=\"mso-bidi-font-weight: normal;\">Elevar<br \/>\nlas rentas<\/b>, si las posibilidades del mercado lo posibilitan.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">b)<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span>Plantear la posibilidad de negociar<br \/>\ncon la entidad financiera ampliar el periodo de carencia del pr\u00e9stamo<br \/>\nhipotecario<\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">c)<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><b style=\"mso-bidi-font-weight: normal;\">Ampliar<br \/>\nel plazo de amortizaci\u00f3n<\/b> de la hipoteca para rebajar sus cuotas.<\/span><\/div>\n<div style=\"text-align: justify;\">\n<span style=\"color: #17365d;\">d)<span style=\"mso-tab-count: 1;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span>La <b style=\"mso-bidi-font-weight: normal;\">inyecci\u00f3n de pr\u00e9stamos remunerados de los socios<\/b>, como aportaci\u00f3n<br \/>\nextraordinaria de fondos tales que cubran los d\u00e9ficits de tesoreria<\/span><\/div>\n<div style=\"text-align: justify;\">\n<\/div>\n<div class=\"MsoListParagraphCxSpFirst\" style=\"mso-list: l0 level1 lfo1; tab-stops: list 36.0pt; text-align: justify; text-indent: -18.0pt;\">\n<span style=\"color: #17365d; font-family: &quot;times new roman&quot; , &quot;serif&quot;; mso-fareast-font-family: &quot;Times New Roman&quot;;\">Y,<br \/>\ntambi\u00e9n, en caso de <b style=\"mso-bidi-font-weight: normal;\">excedentes de<br \/>\ntesoreria<\/b> habr\u00e1 que atender al <b style=\"mso-bidi-font-weight: normal;\">objetivo<br \/>\nfinal del negocio<\/b>:&nbsp;<span style=\"mso-list: Ignore;\"><span style=\"font: 7.0pt &quot;Times New Roman&quot;;\"><br \/>\n<\/span><\/span><\/span><span style=\"color: #17365d;\">Dar dividendos<br \/>\nanuales a los accionistas, en funci\u00f3n de su capital aportado, siempre que se<br \/>\nhayan cubierto los costes de explotaci\u00f3n y amortizaciones<\/span><\/div>\n<div class=\"MsoListParagraphCxSpFirst\" style=\"mso-list: l0 level1 lfo1;
