<b style=\"mso-bidi-font-weight: normal;\">su gestion se la reserve la propiedad del inmueble <\/b>ya que se debe en todo momento estar muy pendiente de los cambios tecnol\u00f3gicos para adaptarlos al edificio y conseguir que en todo momento sea un edificio tecnol\u00f3gicamente correcto, ya que si no se procede de esta forma el riesgo de quedar obsoleto es muy grande, y en consecuencia tendremos mayores dificultades para adaptarlos<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>a las nuevas exigencias de los clientes, por lo que hay que prever un fondo para grandes reparaciones, que debieran acometerse en su momento.<\/span><\/div>\n<div style=\"text-align: justify;\"><\/div>\n<h2 style=\"text-align: justify;\"><span style=\"font-family: 'arial' , 'sans-serif'; font-size: 11.0pt;\">C) En cuanto a la <b style=\"mso-bidi-font-weight: normal;\">comercializaci\u00f3n<\/b><\/span><\/h2>\n<div style=\"margin-left: 53.25pt; mso-list: l0 level1 lfo2; tab-stops: list 53.25pt; text-align: justify; text-indent: -18.0pt;\"><span style=\"font-size: 11.0pt;\"><span style=\"mso-list: Ignore;\">&#8211; <\/span><\/span><span style=\"font-family: 'arial' , 'sans-serif'; font-size: 'sans-serif'; font-size: 11.0pt;\">En general, es mas aconsejable que el mantenimiento de los servicios e instalaciones comunes, as\u00ed como el control de accesos, sea gestionado por la propiedad con cargo a los inquilinos.<\/span><\/div>\n<div style=\"margin-left: 35.4pt; text-align: justify;\"><\/div>\n<div style=\"text-align: justify;\"><span style=\"font-family: 'arial' , 'sans-serif'; font-size: 11.0pt;\">En este tipo de edificios hay que tener en cuenta que los clientes necesitan, en general, realizar obras importantes de distribuci\u00f3n y adecuaci\u00f3n de los espacios que han alquilado, por lo que, a veces se suelen negociar condiciones especiales de renta para ese periodo de no ocupaci\u00f3n real, incluso se lega al convenio de no cobrara dichas rentas, teniendo en
