\nEl tipo de inter\u00e9s es pues, aquella
\nmagnitud financiera que sirve para medir el crecimiento, que un inversor exige
\na su dinero, para aceptar renunciar al mismo durante un determinado periodo de
\ntiempo. <\/span><\/span><\/h3>\n
\n As\u00ed
\npues el tipo de inter\u00e9s siempre representa el precio del uso del dinero, como
\nuna medida del riesgo que supone dejar de disponer de un capital durante un
\ndeterminado tiempo.<\/span><\/span><\/div>\n

\nEl
\ntipo oficial del dinero lo fija el Banco Central Europeo (BCE)<\/span><\/span><\/div>\n
\n<\/div>\n
\nEl
\ntipo de referencia en el \u00e1mbito de la UE, es el EURIBOR, que es un tipo de
\nreferencia oficial en Espa\u00f1a, y que publica el Banco de Espa\u00f1a tras analizar de
\nforma continua la oferta y demanda de dinero de los grandes bancos europeos.<\/span><\/span><\/div>\n

\nHay tipos de inter\u00e9s que no est\u00e1n
\nligados al mercado y que se basan en decisiones gubernamentales destinados a
\npol\u00edticas concretas, como en Espa\u00f1a, los que anualmente establecen las leyes de Presupuestos Generales del Estado y<\/b>
\nque son:<\/span><\/span><\/div>\n
\n<\/div>\n
\nA)   
\n<\/span><\/span><\/span>Tipo de Inter\u00e9s Legal<\/span><\/b><\/span>. Utilizado para
\nreclamar deudas civiles. Actualmente en el 3,00
\n%<\/b><\/span><\/span><\/div>\n
\n<\/div>\n
\nB)   
\n<\/span><\/span><\/span>Tipo de Inter\u00e9s Legal de Demora,<\/span><\/b><\/span> que es el
\nempleado por Hacienda para reclamar las deudas de los contribuyentes morosos.
\nActualmente en el 3,75 %. <\/b><\/span><\/span><\/div>\n
\n<\/div>\n
\nC)   
\n<\/span><\/span><\/span>Tipo de Inter\u00e9s de Demora, <\/span><\/b><\/span>para reclamar
\ndeudas comerciales. Se fija por semestres y actualmente en el 8,05 %<\/b><\/span><\/span><\/div>\n
\n<\/div>\n
\nEl
\nc\u00e1lculo del coste de los recursos propios es dif\u00edcil de estimar, pudiendo ser
\ndecidido en funci\u00f3n de las expectativas de los propios inversores. Puede
\nemplearse el m\u00e9todo de \u201cCapital Asset Pricing Model\u201d, tambi\u00e9n conocido como modelo de equilibrio de activos financieros<\/b>.
\nDicho modelo se apoya en datos de los mercados financieros organizados, por
\nmedio de formulas del tipo:<\/span><\/span><\/div>\n

\nSiendo
\n\u03b2 un coeficiente corrector de la prima de riesgo, que mide el riesgo de
\nmercado, y que varia por empresas y sectores, reflejando el mayor o menor
\ndiferencial de riesgo a\u00f1adido sobre la prima de riesgo general del mercado.
\nPara el sector Inmobiliario se puede establecer en un valor medio de 1,15.<\/span><\/span><\/div>\n
\nPara
\nla tasa libre de riesgo se tomar\u00e1 el mercado de Deuda P\u00fablica, a los mismos
\nplazos que el proyecto. <\/span><\/span><\/div>\n
\nLa prima de riesgo est\u00e1
\ncompuesta por dos sumandos:<\/span><\/span><\/div>\n
\n<\/div>\n
\n1)      
\n<\/span><\/span><\/span>Inversi\u00f3n
\nsin riesgo, como tal se considera la
\n Deuda de Estados con un rating de solvencia ampliamente
\nreconocida. Por ejemplo, en estos a\u00f1os del siglo XXI, se usa de referencia el
\nBono Alem\u00e1n a 10 a\u00f1os. Y la prima de riesgo de las emisiones de Deuda Espa\u00f1ola
\nest\u00e1n cercanas al 1% desde 2015 m\u00e1s o menos, pero llegaron al 6% entre
\n2010-2013 (porque los inversores si que ve\u00edan riesgo en las emisiones de deuda
\nde Espa\u00f1a en esos a\u00f1os)<\/span><\/span><\/div>\n
\n<\/div>\n
\n2)      
\n<\/span><\/span><\/span>Incremento
\npor tipo de promoci\u00f3n inmobiliaria, para lo que puede tomarse las Tablas
\nincluidas en la Norma ECO
