Eso, de una manera u otra, se ha ido haciendo siempre<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Debemos <b>centrar los par\u00e1metros del negocio del alquiler<\/b>.<br \/>\nDe los 15 millones de viviendas en el parque en Espa\u00f1a, un 20%; es decir, 3<br \/>\nmillones, est\u00e1n en alquiler. Y, de estos el 5% son de propietario profesional.<br \/>\nO sea, <b>las empresas dedicadas al alquiler tienen del orden de 150.000<br \/>\nviviendas en toda Espa\u00f1a.<\/b> Sus estrategias de <b>expansi\u00f3n<\/b> en la<br \/>\nactualidad est\u00e1n pasando por el <b>Build to Rent<\/b><\/span><\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<h3>\n<span style=\"font-size: small;\"><b><u><span style=\"line-height: 107%;\">Definici\u00f3n<br \/>\nde un Build to Rent<span>&nbsp; <\/span><\/span><\/u><\/b><span style=\"line-height: 107%;\">:<\/span><\/span><\/h3>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Nos encontramos cubriendo las necesidades de <b>alquiler<br \/>\npara j\u00f3venes en zonas de amplio desarrollo de negocio que atraen empleo<br \/>\ncualificado,<\/b> habitualmente en grandes ciudades y cerca del trabajo<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">En general las <b>superficies \u00fatiles de las viviendas que se<br \/>\nvan a dise\u00f1ar no son muy altas; entre 38 y 54 m2,<\/b> pero debe haber <b>zonas<br \/>\ncomunes espec\u00edficas de cierta importancia<\/b>: gimnasios, zonas de trabajo,<br \/>\nzonas de estar, etc.&nbsp;<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">El <b>p\u00fablico objetivo de estas promociones es joven,<br \/>\nfamilias monoparentales<\/b> probablemente (de ah\u00ed que la superficie de la<br \/>\nvivienda que se requiere no sea muy grande) <b>que quieren tener su vivienda<br \/>\ncerca del trabajo<\/b> y comodidades que no suele haber en viviendas \u201ccl\u00e1sicas\u201d<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\"><b>Es un sector en auge<\/b> pero en zonas donde haya<br \/>\natracci\u00f3n sobre todo relacionada con el trabajo: Madrid, M\u00e1laga, Valencia,<br \/>\nBarcelona en menos medida<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Este es un modelo de negocio al que se adapta m\u00e1s<br \/>\nc\u00f3modamente el \u201c<b>promotor constructor<\/b>\u201d, ya que se trata de establecer <b>una<br \/>\nrelaci\u00f3n muy directa entre el dise\u00f1o y la construcci\u00f3n<\/b> que atienda a los<br \/>\nrequerimientos de <b>rentabilidad del inversor principal; que suele ser un<br \/>\nfondo de inversi\u00f3n<\/b><\/span><\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<h3>\n<span style=\"font-size: small;\"><b><u><span style=\"line-height: 107%;\">Condicionantes<br \/>\nurban\u00edsticos <\/span><\/u><\/b><span style=\"line-height: 107%;\"><\/span><\/span><\/h3>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Se trata de un <b>nicho de negocio nuevo, que tiene dise\u00f1os<br \/>\nmuy espec\u00edficos<\/b> y que, a veces, est\u00e1 <b>chocando con las condiciones<br \/>\nurban\u00edstica<\/b> se definieron pensando en est\u00e1ndares de otros tiempos<\/span><\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Por ejemplo, si el inquilino quiere su <b>vivienda cerca de<br \/>\nsu trabajo en un<span>&nbsp; <\/span>centro de negocio<\/b>s,<br \/>\n<b>habr\u00e1 casos en que no va a necesitar veh\u00edculo<\/b> <b>propio<\/b> ya que<br \/>\npodr\u00eda utilizar los <b>nuevos medios de movilidad<\/b>, de rango medio (car<br \/>\nsharing) o de \u201c\u00faltima milla\u201d (patinete, bicicleta) y por lo tanto, <b>en el<br \/>\ndise\u00f1o del edificio<\/b>, puede <b>no ser necesario dotar a todos<\/b> los<br \/>\napartamentos con <b>una plaza de garaje<\/b>. Y esto <b>puede chocar con las ordenanzas<br \/>\nmunicipales<\/b>, pensadas para viviendas familiares m\u00e1s \u201ctradicionales\u201d<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Tambi\u00e9n nos encontramos con <b>problemas legislativos<\/b> al<br \/>\nrespecto. Por ejemplo, hay legislaci\u00f3n urban\u00edstica o ordenanzas municipales que<br \/>\n<b>limitan la superficie m\u00ednima de la vivienda y de sus elementos<\/b> (cocinas,<br \/>\npor ejemplo). Los nuevos requerimientos de esta tipolog\u00eda est\u00e1n por debajo de<br \/>\nlos 100 metros cuadrados<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\"><b>Sin aumentar la edificabilidad del sector, s\u00ed que deber\u00eda<br \/>\nhaber flexibilidad para aumentar el n\u00famero de viviendas&nbsp;<\/b><\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">All\u00ed donde<b> no se limite urban\u00edsticamente el n\u00famero de<br \/>\nviviendas de un sector<\/b>, sino la edificabilidad, es donde <b>hay mas<br \/>\nposibilidades de que un Build to Rent se desarrolle<\/b><\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">No se trata, en absoluto, de crear infraviviendas para<br \/>\nfamilias numerosas, sino que <b>las necesidades de inquilinos, probablemente<br \/>\nindividuales, son diferentes. Tendremos m\u00e1s zonas comunes de uso compartido <span>&nbsp;<\/span>y la superficie individual ser\u00e1 menor<\/b><\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Est\u00e1 nueva tipolog\u00eda y nicho de negocio <b>no pretende<br \/>\nsustituir a las dem\u00e1s; es una m\u00e1s<\/b> de las que se pueden utilizar para el<br \/>\nalquiler residencial, pero en ciertas zonas va a <span>&nbsp;<\/span>tener mucho auge <\/span><\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<h3>\n<span style=\"font-size: small;\"><b><u><span style=\"line-height: 107%;\">Que<br \/>\nempresas se dedicar\u00e1n a Build to Rent<span>&nbsp; <\/span><\/span><\/u><\/b><span style=\"line-height: 107%;\">:<\/span><\/span><\/h3>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\"><b>Este negocio requiere empresas de una gran fortaleza<br \/>\necon\u00f3mica<\/b> porque hay que acometer el <b>arranque de la promoci\u00f3n <span>&nbsp;<\/span>con fondos propios<\/b>, que luego se<br \/>\nrecuperar\u00e1n al <span>&nbsp;<\/span><b>traspasar el activo al<br \/>\nfondo de inversi\u00f3n&nbsp;<\/b><\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Contemos con que <b>las aportaciones de los fondos de<br \/>\ninversi\u00f3n en el per\u00edodo previo a la consecuci\u00f3n de la licencia son escasas<\/b><br \/>\ny <span>&nbsp;<\/span>las pocas que haya, probablemente deban<br \/>\nser avaladas por el promotor constructor&nbsp;<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\"><b>Este nicho de negocio es interesante<\/b> para las grandes<br \/>\nempresas<span>&nbsp; <\/span>o los fondos por varias<br \/>\nrazones. Una de ellas es que <b>el mercado en alquiler es menos sensible a las<br \/>\ncrisis que el de venta,<\/b> que es de todo o nada y por tanto, nos puede servir<br \/>\nde <b>contrapeso contra-c\u00edclico<\/b> a la parte del negocio dedicado a la<br \/>\npromoci\u00f3n en venta. Y otra, evidentemente la m\u00e1s importante, es que <b>hay una<br \/>\ndemanda creciente de este tipo de soluciones<\/b><\/span><\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<h3>\n<span style=\"font-size: small;\"><b><u><span style=\"line-height: 107%;\">La<br \/>\ndin\u00e1mica de la inversi\u00f3n<\/span><\/u><\/b><span style=\"line-height: 107%;\">&nbsp;<\/span><\/span><\/h3>\n<div>\n<span style=\"font-size: small;\"><span style=\"line-height: 107%;\">podr\u00eda ser la siguiente:<\/span><\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">El promotor constructor, o el gestor que quiera <b>iniciar<br \/>\nel negocio, contactar\u00e1 con un fondo de inversi\u00f3n <\/b>qu\u00e9 <b>participar\u00e1 en la<br \/>\ndefinici\u00f3n del edificio<\/b> y su dise\u00f1o, pero <b>solo financiar\u00e1<\/b> la operaci\u00f3n<br \/>\ndesde el momento de la <b>obtenci\u00f3n de la licencia<\/b> hasta la terminaci\u00f3n del<br \/>\nedificio.<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\"><b>El fondo seguir\u00e1 con su puesta en explotaci\u00f3n<\/b> y lo<br \/>\nmantendr\u00e1, probablemente, durante los <b>tres o cuatro primeros a\u00f1os de<br \/>\nexplotaci\u00f3n<\/b><\/span><\/div>\n<div>\n<span style=\"font-size: small;\"><b>&nbsp;<\/b><\/span> <\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Este fondo querr\u00e1 una <b>rentabilidad media del entorno del<br \/>\n5-6% durante ese periodo<\/b>, y pasdo ese periodo de consolidaci\u00f3n del negocio,<br \/>\n<b>vender\u00e1 su participaci\u00f3n a otro fondo de proyecci\u00f3n a medio plazo, m\u00e1s estable<\/b>,<br \/>\ntipo aseguradoras y fondos de pensiones, que ya llevar\u00e1n el edificio a los<br \/>\npr\u00f3ximos 15 o 20 a\u00f1os, y esperando rentas menores, del orden del 3-4%<\/span><\/div>\n<div>\n<\/div>\n<p><span style=\"font-size: small;\"><\/p>\n<p><\/span><\/p>\n<div>\n<span style=\"font-size: small;\">Es, por todo ello, <b>muy importante la profesionalidad con<br \/>\nque se acometa el proceso<\/b>, sobre todo si estamos tratando con grandes<br \/>\nvol\u00famenes, y <b>no \u00fanicamente en el desarrollo del edificio, sino en su<br \/>\nexplotaci\u00f3n y comercializaci\u00f3n.<\/b> Pensemos que puede que el total de <b>gastos<br \/>\nde gesti\u00f3n por todos los conceptos ronde el 20-25% de la renta bruta<\/b>.
