totalmente terminado el edificio y completada la promoci\u00f3n.<\/strong><\/p>\n<p>Y ello por 2 razones<\/p>\n<ol>\n<li>Aliviar nuestras tensiones de tesorer\u00eda<\/li>\n<li>Para dar tiempo al comprador para qu\u00e9 pueda afrontar parte de los desembolsos no cubiertos por hipoteca<\/li>\n<\/ol>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0 Contratos que vemos m\u00e1s detalle en los siguientes apartados<br que, si en el plazo se\u00f1alado no hace frente a la compra venta privada, pierde ese importe entregado y el derecho a la reserva del piso. Ese importe entregado se considera a cuenta del precio final <\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; atr\u00e1s en el caso de que haya alg\u00fan impagado<\/span><\/p>\n<p style=\"line-height: normal; margin: 0cm 0cm 0cm 35.4pt;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-language: ES;\">Consignar igualmente qu\u00e9 cantidad queda pendiente de subrogaci\u00f3n o de nueva hipoteca a tramitar con el cliente<\/span><\/p>\n<p style=\"line-height: normal; suficientemente prudente como para no<br \/>\n\u201cpillarse los dedos\u201d por si hay un retras\u00f3 tanto en la finalizaci\u00f3n de la obra como en la consecuci\u00f3n de la licencia de primera ocupaci\u00f3n<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\">\n<h4 style=\"line-height: normal; margin-bottom: 0cm;\"><b><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">Quinta. &#8211; avales de las cantidades entregadas a cuenta<\/span><\/b><\/h4>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">Deber\u00e1 quedar constancia de que todas las cantidades entregadas hasta llaves deber\u00e1n quedar avaladas por una compa\u00f1\u00eda de seguros de cr\u00e9dito y Cauci\u00f3n, desde el momento de la firma de contrato privado y con certificado personal <\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">Deber\u00e1 consignarse que, si no se cumplen los plazos, el cliente tiene la facultad de rescindir el contrato solicitando la compa\u00f1\u00eda la evoluci\u00f3n de todas las cantidades anticipadas<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0La ley ordena la obligaci\u00f3n de avalar las cantidades entregadas a cuenta en el caso de venta de viviendas pero esto no rige para los edificios de terciario u oficinas, o para los locales comerciales de un edificio residencial<\/span><\/p>\n<h4 style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; la consecuci\u00f3n de la licencia de primera ocupaci\u00f3n<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0Deber\u00e1 consignarse en esta cl\u00e1usula que existe un plazo m\u00e1ximo de X d\u00edas ( los que se prevean) en los que el cliente deber\u00e1 presentarse ante el notario designado por la promotora, indicando su nombre y domicilio si es que se conoce en el momento de la firma de este contrato<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0La ley indica que el comprador de una vivienda puede elegir el notario d\u00f3nde se vaya a realizar la escritura<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0En el caso de una promoci\u00f3n con un cierto n\u00famero de viviendas, en las que se ha negociado tambi\u00e9n previamente una hipoteca con entidad bancaria, <b>se suele pedir al comprador que renuncie a esta posibilidad en aras de la eficacia que supone disponer de<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>una sola notar\u00eda en <\/b>la que existe toda la documentaci\u00f3n referente a esta promoci\u00f3n y necesaria para poder<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>elevar a escritura p\u00fablica<span style=\"mso-spacerun: yes;\">\u00a0 <\/span>todas las ventas<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0 Esto nos da una agilidad a la hora de formalizar las Escrituras. <\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0T\u00e9ngase en cuenta que, desde la obtenci\u00f3n de la licencia de primera ocupaci\u00f3n, tendremos un alto n\u00famero de compradores (50, 60, 70\u2026) que querr\u00e1n hacer sus escrituras de compraventa de inmediato, y todo ello en un plazo muy breve<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0<b>Tambi\u00e9n habr\u00e1 que indicar que, en ese acto, habr\u00e1 que disponer de las siguientes cantidades<\/b>:<\/span><\/p>\n<p style=\"line-height: normal; margin: 0cm 0cm 0cm 35.4pt;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; correspondientes a la elevaci\u00f3n a escritura<\/span><\/p>\n<p style=\"line-height: normal; margin-bottom: 0cm;\"><span style=\"font-family: 'Arial',sans-serif; font-size: 10.0pt; mso-fareast-font-family: 'Times New Roman'; mso-fareast-language: ES;\">\u00a0Y tambi\u00e9n indicar que si el comprador no se presenta en el plazo m\u00e1ximo estipulado o no se solicita y consigue
